This submission is a response to the ERO concerning re-designations of land under the Oak Ridges Moraine Conservation Plan. To address the housing shortage it is felt modifications to the ORM plan would address the shortage by allowing limited development on the lands known as the "Orfus Realty Lands" (1176847 and 514052 Ontario Limited) municipally known as 13516 Bathurst Street, in King Township, in a similar manner to removals elsewhere proposed by the province.
Attached is a planning justification letter prepared by MGP Planning that was sent as a comment to the ERO concerning the York Region Official Plan (pre-dating this ERO for the Oak Ridges Moraine).
The attached letter is is self explanatory and the planning justifications for allowing partial development and creating a large public park can be applied to this ERO process.
Should the Province concur, our proposal would facilitate the partial development of the approximate 500 acre property by creating a 305 acre public park along with the potential of creating 1,000 to 1,500 mixed residential units (mid-rise to low rise). The subject lands represent a logical extension of the existing settlement area adjacent to the lands on it's east boundary at Bathurst and King Road, as well as the urban boundary adjacent to the subject property on it's west boundary at Dufferin Street and King Road.
Please consider our request to amend the Oak Ridges Moraine plan for the Orfus Realty Lands by allowing the creation of a public park and the creation of residential units to address our housing shortage.
