I support all the proposed changes to make ARUs more viable. This will be a step forward for crucial housing supply.
Removal of all angular plane requirements is especially important as those are the regulations that get in the way of garden suites most often, forcing people to seek variances.
More changes should also be made to ensure the viability of ARUs.
1. Height restrictions should be overridden where the maximum height is less than the height for the main dwelling. That is, ARUs should be allowed to be at least as tall as zoning allows for the main dwelling. This is also important when removing angular planes as municipalities may just react by decreasing allowed height.
2. Remove any restrictions that an ARU must have less floor space than the main dwelling. This would add more flexibility to construction and allow for different configurations of the lot space.
3. Provisions should be made to allow an additional storey if there is no basement in the ARU. Basements are expensive and are bad for the environment. This would allow more livable floor space that is also environmentally friendly.
4. Unit caps for ARUs should be removed. There is no reason why multiple units should not be allowed in main dwellings but not in ARUs.
