The Town of Milton supports finding ways to support “gentle density” and increase “missing middle” housing, including encouraging multigenerational housing solutions in existing neighbourhoods. However, the importance of sympathetic development in our mature neighbourhoods must be reinforced. The Town of Milton has undertaken significant study and has implemented policy and regulation in relation to development in mature neighbourhoods. It is concerning to see the potential for "as-of-right" permissions for up to 4 storeys/units on a single detached lot, not only from a "community fit perspective" but from a servicing perspective. It is critical that the following considerations also be factored into the delivery of diverse housing choices in existing neighbourhoods:
• Regional/local urban structure;
• Water and wasterwater services;
• Stormwater management and tree canopy coverage;
• Cultural heritage conservation;
• Local zoning and urban design; and
• Building standards and fire safety.
