Urban sprawl is not the answer to the housing crisis. This will have a negative impact on our already stressed and diminishing wildlife populations that have to deal with issues related to development including loss of habitat and habitat segregation. Humans are already causing issues with wildlife and proving they are too uneducated and self concerned to live harmoniously with other species (i.e., panicking over coyotes being in ur and areas, feeding wildlife, complaining about beaver dams until they are removed, etc.).
If the goal is to find a resolution to housing issues one that would cause no additional ecological stressors would be transforming unused office space in large cities such as Toronto into low cost/low income apartments. That would result in jobs for trades workers and the people of Ontario would benefit from this rather than developers. An additional consideration should be to no longer allow single story large scale commercial buildings. If you requires large single story commercial buildings or strip malls have 1 or 2 floors of affordable apartments above them that would increase housing availability while taking up no additional space.
