Low density maximises municipal cost. Sewer, road, transit, power. All are more expensive to drive outwards in low density, maximising cost.
All this plan will achieve is a small number of large homes far from the services, it will hollow-out the municipal budget, subsidised initially by those closer to the centre.
This plan maximises pollution. People will have longer trips for ammenities and needs.
Build on the advantages and services we have already in Ontario like the Go train and municipal transit. Densify upwards around it. It is much faster to build a 100-unit single building than 100 individual buildings in an area w/ no services.
Keep the greenbelt for the future. We need it for climate.
This plan seems less about increased housing and more about special interests.
Keep the election promise you made about not turning the greenbelt into endless suburbia and strip malls.
