Developers are going to charge market rate.
Reducing/removing development fees will not reduce the costs of units.
Developers are not altruistic they are there to make money. Developers profits will increase because of the reduced or cancelled development fees. Tax payers taxes will go up, cities will loose leverage with regard to the type of buildings being built.
Will developers just build larger single family homes in these areas because they will no longer need to think about development charges?
Cities will have to make up lost revenue by increasing taxes or decreasing services.
How much will the FORD government now be gifting developers for new home builds?
Where is a model that show what these new developments will look like - housing prices, types, number of homes, rentals , 15 minute neighbourhoods and increased infrastructure costs?
