Pursuant to Section 53 of the Planning Act, provisional consent was granted on December 17, 2024 in respect of Application 58-C-243893 for a lot addition on lands described as PINs 62465-0041 and 62465-0040 on Mazokaman Bay, Lake Superior, Patience Township, District of Thunder Bay. The last day this decision can be appealed is January 6, 2025.

The subject lands are located on Kama Point, between Nipigon Bay and Mazukama Bay on Lake Superior, approximately 17 kilometres east of the Township of Nipigon municipal boundary and approximately 100 kilometres northeast of the City of Thunder Bay. The subject land is accessed from Highway 17 via Kama Point Road, a private road maintained seasonally by the Kama Campers Association. The road does not create a natural severance. There is an existing road easement over the subject lands.

Decision details

The application for consent 58-C-243893 was draft approved on December 17, 2024 subject to conditions.

The application was reviewed for consistency with the environmental policies of the Provincial Planning Statement (e.g. natural heritage, water quality protection). One public comment was received for this application. 

Conditions include confirmation from a Qualified Professional regarding well and septic locations, and a registered plan of survey.

The decision to approve the consent is consistent with the Provincial Planning Statement once conditions are met. This decision will not have a significant impact on the environment. 

The applicants have two years to satisfy conditions of draft approval, otherwise approval will lapse. The approval can be appealed using the procedure outlined below. Notice to appeal the decision to the Ontario Land Tribunal must be filed with the Minister of Municipal Affairs and Housing on or before January 6, 2025.
