On April 10, 2024 the Province of Ontario released a package of proposed Provincial legislation with the announcement of the Cutting Red Tape to Build More Homes Act, 2024 (Bill 185), proposing amendments to 15 Acts, including the Planning Act, Development Charges Act, and Municipal Act.

1. Are there specific zoning by-law barriers standards or requirements that frustrate the development of ARUs (e.g., maximum building height, minimum lot size, side and rear lot setbacks, lot coverage, maximum number of bedrooms permitted per lot, and angular plane requirements, etc.)?

Please do not pass this. It will allow developers to destroy natural areas like forests, fields, and wetlands, with very few consequences. Building homes is needed, but the UN says it can not be done at the cost of greenspace or wetlands. We need these natural areas as much as housing.

Garden suites on corner lots should be treated line laneway homes and allowed to be up to 1700sqft and their height should be allowed to go beyond 6m since in these situations they would function like a detached house on the side street.
