Some general comments. The proposal reflects a 'cookie-cutter approach' to zoning that is not appropriate for the varied conditions of lower density lots in communities across Ontario. Zoning regulations should be set relative to the unique circumstances found in various sized settlements. Various on-the-ground conditions may vary the standards that should be applied to a lot. For example, do you want to plan to allow a dwelling unit next to a provincial highway without an 'angular plane' applied to it? A 'one-size fits all' standard across all situations in the Province is not appropriate.
