We are NOT in favour of the proposals. The proposals are biased in favour of development without regard for neighbours' and community concerns. Accelerating development and removing processes such as minor variance applications is problematic as it completely keeps neighbours' concerns and valuable input out of the discussions altogether. In the case of garden suites, for example, overriding restrictions such as floor space index, lot coverage and building separation distance is undesirable and intrusive and not at all in keeping with the idea of a garden. The privacy concerns of neighbours are NOT being regarded and NOT being given adequate consideration. Moreover, existing neighbours pay property taxes and there is a fiduciary duty owed to them by the government to safeguard their property rights including protecting their right to fully enjoy and use their property without interference or obstruction. Finally, development will NOT necessarily be affordable in the case of garden suite rentals, for example. In conclusion, fair and transparent processes must be protected and maintained. Housing densification of this nature is NOT desirable as it will completely change the character of existing neighbourhoods in terms of both available green space, air space and privacy.
