I am writing to express my strong support for the proposed MZO request to facilitate the development of approximately 1,314 affordable and attainable housing units, along with 564 market housing units, at 1635 Lawrence Avenue West in Toronto.
The urgent need for affordable housing in the City of Toronto cannot be overstated. This proposal directly addresses the ongoing housing crisis by delivering a significant number of affordable units within a high-density development, making efficient use of valuable urban land. Given the location’s access to transit and essential amenities, this project aligns well with the government’s priorities to increase housing supply in strategic areas.
The proposed development will transform an underutilized commercial plaza into much-needed residential space, helping to alleviate pressure on Toronto’s tight housing market. Moreover, the mixed-use nature of the project will contribute to a vibrant and sustainable community, supporting economic activity and urban renewal in the area.
I encourage the Ministry to approve this request to accelerate the delivery of much-needed housing. Delays in rezoning approvals often impede the progress of critical projects like this, and the MZO mechanism provides an opportunity to expedite the process without compromising planning principles.
