Please abandon this venture entirely. A singular percentage modification of the many varied minimum setbacks across the province is not viable, reasonable policy. This policy could result in one property being built so close to the property line that a neighbouring building would not be able to have (the same arrangement of ) windows because the separating distance may not meet the required Building Code/Fire Code separation to prevent the spread of fire. It could result in a build to be so close to the property line that users will be required to traverse a neighbours’ property for access or maintenance. It could result in an endless loop of municipalities amending their zoning bylaws to account for the Minister’s prescribed percentage changes and far less certainty.
The objective of achieving fewer applications submitted and fewer hearings for minor variances can be achieved through other means.
