The proposed Zoning Order represents an unprecedented and inappropriate intensification that would fundamentally alter the character and livability of our town. Allowing sweeping exceptions to Oakville’s zoning rules that include height limits, setbacks, lot coverage, density, and even the removal of Inclusionary Zoning and community benefits - opens the door to cramming massive apartment blocks into a tiny site, resulting in a population density higher than Hong Kong. No Canadian municipality has ever accommodated such disproportional density in such a constrained area, and doing so without the usual planning safeguards is reckless. Far from “reflecting market conditions,” this approach disregards responsible urban planning, overwhelms local infrastructure, and compromises the balanced, human-scale environment that residents rely on.
