The Distrikt proposal for the Oakville TOC is not a viable plan.
The proposal is incredibly dense and largely composed of very small condominium units (over half are under 600 feet) that no one wants to live in.
Distrikt has indicated that construction won't start for five years which totally defeats the goal of building new housing units immediately and quickly.
As a forensic accountant and having downloaded and reviewed much of the materials, it would appear to me that the only purpose of this proposal is to exponentially increase the value of the land so Distrikt can use it for financing purposes and eventually sell the land for a substantial profit.
I highly doubt they have any true plans of ever starting construction, even after their planned five year wait.
Oakville needs plans that will allow construction of liveable housing to commence immediately.
Oakville's OPA 70 is a realistic plan that will do just that.
