OPA70 Is A Better Alternative.
I strongly oppose these MZOs because they are counterproductive to the Premier’s 'Build Homes Faster' agenda. The current TOC proposal won't deliver a single unit until 2031 and will take 25 years to finish. OPA 70 is the superior alternative: it is ready to go now, and Oakville is already exceeding provincial housing targets through this existing plan.
Furthermore, these MZOs would force extreme and reckless density on Midtown—more than double that of any comparable development in the GTA—without the infrastructure to support it. This will create chaos by overwhelming services and transportation networks that are already overstressed, including local roads, transit, the GO station, and the QEW. The Town’s OPA 70 already permits densities up to 6.0 FSI, which is very high by any North American standard; the absurd densities proposed in these MZOs are neither necessary nor acceptable. There is no urgency for these interventions, which appear to prioritize developer profit over viable community planning. I vote NO.
