I am voting NO on these MZOs as they directly undermine the Premier’s ‘Build Homes Faster’ agenda. Unlike the current TOC proposal, which offers no housing until 2031 and carries a 25-year completion timeline, OPA 70 is a superior, shovel-ready alternative. Oakville is already meeting and exceeding provincial housing targets through this established plan, proving that these MZOs are entirely unnecessary.
Furthermore, these MZOs would impose a reckless level of density on Midtown—more than double any comparable GTA development—without the essential infrastructure to support it. Such extreme growth will overwhelm our already overstressed local roads, transit, the GO station, and the QEW. Given that OPA 70 already permits a 6.0 FSI—a high standard even by North American benchmarks—the absurd densities proposed here are both unnecessary and unacceptable. There is no urgency to bypass local planning, and doing so only prioritizes developer profit at the expense of our community’s viability.
