This MZO proposal overrides local democracy despite Oakville’s full compliance with provincial policies and proven track record of growth and housing development.
The Town’s Official Plan Amendment for Midtown (OPA70) was developed transparently, with public input and Council approval. In contrast, this TOC proposal was advanced behind closed doors under confidentiality agreements. It is a developer driven plan being pushed through with only superficial consultation. This is a misuse of provincial power that very much calls to mind the governance failures exposed in the Greenbelt scandal.
The proposed TOC would result in excessive density, far above OPA70, indeed more than double that of any comparable development in the GTA, without the infrastructure to support it. This would create chaos, overwhelming transportation infrastructure and services that are already overstressed, including local roads, transit, the GO station, and the QEW.
This proposed TOC is not about delivering affordable housing; it is about maximizing developer land value at the expense of livability, infrastructure capacity, and the public interest. I vote NO.
