I am a resident of Oakville for almost 40 years. I have raised my children here and contributed to our community and I have an excellent idea of how our Town's growth needs to proceed--as do the rest of our residents.
The Town of Oakville has presented several proposals regarding the development of Midtown Oakville, none of which have been considered or discussed.
The MZO proposal is completely inappropriate and ill-considered, and will force extreme density on the area that cannot be supported by local roads, transit or schools. The area is already gridlocked at rush hour--I can't even imagine how bad it will be if any of this development goes forward.
The Town’s OPA 70 already permits densities up to 6.0 FSI, which is very high by any North American standard, making these absurd densities neither necessary nor acceptable. The MZOs would also eliminate affordable housing requirements, which is what is actually needed.
This TOC is not about delivering housing; it is about maximizing developer land value at the expense of livability, infrastructure capacity, and the public interest.
I vote NO for these MZOs.
