I am against the Midtown TOC and this proposed MZO for a number of reasons: Your government has stripped away citizens rights to participate in the planing process in Ontario using the excuse that you need to foster a more home builder friendly system in order to address the housing shortage and get more homes built faster. Your approach has been a total failure. You now want to double down on this approach with the proposed MZO.
The proposed MZO tramples on the Town of Oakville's OPA70 and the wishes of the citizens of the Town. The MZO proposes mega density despite the Towns OPA70 providing for sustainable development that exceeds the provinces own requirements. The MZO does nothing to fast track the development and imposes timelines for completion of construction that are so far down the road that a number of us will be dead before a single unit is constructed. This is 2026, the condo bubble has burst, no one wants to buy what the TOC is offering and the MZO proposes. OPA70 on the other hand would get homes that people actually want built faster.
Your government needs to listen to the citizens of the Town and the Town itself when it comes to what is good planning in the Town. We want a product that is thought out, that is integrated with a larger overall plan (OPA70), that gets a good mix of housing built sooner rather than later - the TOC and this MZO accomplish none of these goals.
I am toatally against the proposed MZO.
