As a planner, separation distances are key to land use compatibility and I am concerned that the former industrial uses setbacks may be thought of as only for manufacturing uses or major facilities but other industrial uses such as contractor yards or truck depots with significant truck impacts and / or salvage yards with expansive open storage will be overlooked by the new policy...placing non-manufacturing industrial uses near sensitive uses can be more of a conflict than indoor manufacturing uses near residences. Please modify the guideline to reflect industry (including contractors yard, industrial uses with any open storage, truck depots, salvage yards, recycling centres, transloading facilities, storage of volatiles and industries with emissions and the like) as part of the requirement.
