I would like to see this legislation introduce fines for developers who do not initiate the building process within a specified time period. Some municipalities have thousands of approved residential permits that have been approved for a while and that builders are not acting on. Builders and developers control the slow release of available units in order to ensure their prices remain high.
Address agreements of purchase and sale for new homes and the ability that builders and developers have to rescind the agreement and increase the purchase price at any point in time. This is completely unethical and is not rooted in actual costs but greediness and increased profits.
Address missing middle housing options. The current options of 1 or 2 bedroom condominium units that are widely available everywhere is not what Ontarians want. These cannot house families. Where are the 1000sf 3 bedroom units in a multiplex?
