I have a rural property in greater horseshoe and have been fighting for the return of this property since 2018 as the municipality staff changed it from rural to agriculture. I have had to incur a very big expense for a technical study showing it is NOT an agricultural property but a rural property. It does not meet the soil CLI and LEAR criteria to qualify it as a farm.
Since your PPS statement says Require Development to Rural settlement areas , this municipality in 2018 increased the number of agricultural properties by a large amount including ours. They deliberately on the maps took rural properties and put them as agriculture so development could not occur. This should be illegal as we were not told or consulted that this change was occurring. All to prevent houses from going in. But changing designations on private property have great implications on my family’s property value. This municipality OP is sitting right now at MMAH and why do you not look at the previous OP and see the increase of agricultural properties that they are proposing in this unapproved OP. This is expropriation and all because this city does not want development. Make them correct this wrong as NEC shows us as a rural property. The more you change policy to build more homes the more this city finds a back door to fight you but this is destroying our life savings as a result. Stop this agriculture system mapping and leave our properties alone as you are unintentionally hurting the citizens that support you.
