Hello - I would like to urge the Minister to not approve a Minister’s Zoning Order for the development at 661-681 Chrislea Road in Woodbridge, Ontario. This development proposal should go through the full approvals process including proper public consultation for many reasons outlined below.

The proposal is a large development in an employment area that will significantly change the community of Woodbridge and have severe impacts on the residents and businesses in the area. The proposal is an already busy area that has had too much development far too quickly without proper planning and consideration. The infrastructure in the area is already overburdened and it is not clear that there is any consideration or ability to find a proper solutions. As a result the residential areas are now dangerous with the large increase of cars and trucks in the area and there have been too many fatalities in recent years. In addition, it is clear that the municipality has not increased traffic enforcement while they have allowed large scale development in the area.

This development and the large increase in population will further charge the character of the community and degrade the peaceful and once ideal community. Vaughan already has other areas where condominiums should be clustered and not in an employment area not far from single family home residential areas. This is very poor planning and I trust it does not adhere to provincial planning guidelines to place 4 32 and 35 storey towers in employment areas a short drive to established residential communities..

The buildings are also not in a location that is accessible by public transit and it means that you are adding at least 1-2 cars per unit to the area. The road infrastructure is not suited for such development and increase in population. Other services such as the newly opened hospital and policing services are already overburdened and cannot absorb additional population in a small area. There is also no information about the possible impact on crime of this development.

The added congestion also creates more pollution in a previously agricultural area on the outskirts of Toronto. There is no information on the environmental impact of this development. The MZO should not be approved to allow for consultation with the appropriate environmental authorities.

If the purpose of the development is to create affordable housing, this development will not fulfill those needs as it is clear that this will e for profit condominiums that are not for affordable housing, An MZO should be used for a proper purpose and not to create profit for one builder.

This development will also have a negative impact on the manufacturing and businesses in the area. The proposal is on employment lands and it removes much needed employment lands. It also has.serious negative economic impacts on businesses by adding too much density in the area creating greater traffic and congestion that impacts the ability of business in the area to run efficiently and effectively. An MZO should not go forward and the municipality should go the proper consultation with businesses on the economic impact to them as well.

In conclusion, for the above reasons, an MZO should go forward for this development. The Municipality should go through the proper process, do all the required consultation as well as do proper coordination and problem solving with other municipal departments before approving this proposal.
