Provincial Planning Staff:

I have provided input to the Federation of Urban Neighbourhoods (FUN) on this matter and I am in full agreement of the letter that you will receive today.

The province's proposal is an attempt to micro-manage the zoning bylaws that regulate the 158 different neighbourhoods across the City of Toronto. Recommendations that might work in the suburban neighbourhoods of Etobicoke, will not work in the midtown neighbourhood of Leaside or the downtown neighbourhood of Cabbagetown. Context is everything.

The planning departments of the many large cities across the province are well-equipped to determine the most appropriate performance standards for density and setbacks to achieve success. Imposing standards from a central government office is a recipe for failure.

The proposal lacks the research and understanding of our diverse neighbourhoods, and will not increase housing availability. The proposal will surely increase land values in our upscale neighbourhoods as its primary benefit.
