Not in support of this bill because it will not allow the accumulated experience of the municipality, with previous developments, to be utilized. It is precisely this experience which led the municipality to ask for certain studies concerning wind, light, sun, shadows, and other design elements from the developer. If the studies are not done (not permitted) nothing will be known until it is too late. The province should allow the municipality to do what it needs to do, using the knowledge and experience it has, so the province can deal with other larger issues. Sometimes ‘red tape’ is more than simply a delay, it is dealing with things ahead of time and trying to prevent bad things from moving forward. Wind tunnels between buildings can be dangerous; lack of sunshine and shadows can be very negative.
