I support the proposed Minister’s Zoning Order (MZO) for 405 James Street North in Hamilton.
This redevelopment supports key provincial priorities:
* Housing Supply: The proposed mix of stacked townhomes, market-rate, and affordable housing units aligns with Ontario’s goal to build more homes faster and meet a range of housing needs.
* Transit-Oriented Development: The location and design promote smart growth, making efficient use of land and existing infrastructure while reducing urban sprawl.
* Environmental Stewardship: The requirement for site remediation and a Record of Site Condition ensures the project meets environmental safety standards.
* Efficient Planning: The MZO provides a timely solution to delays at the Ontario Land Tribunal, allowing urgently needed housing to proceed without unnecessary administrative barriers.
* Economic Impact: The project will create jobs, support local businesses, and contribute to the vitality of the surrounding neighbourhood.
Approving this MZO would demonstrate strong provincial leadership in accelerating responsible development and supporting municipalities in meeting their housing and planning goals.
