Land next to the edge of water shouldn't be developed beyond a park or beach. Erosion and flooding will always be a risk. Shoreline management is also severely hindered by buildings, which can skyrocket costs. Have we not learned anything from mother nature lately?
Second is people go to an area called "beach", for a beach. Shops, restaurants, hotels, condos should be built away from the beach, but close enough to walk to. Taking the beach away to build tourist attractions takes away from the biggest tourist attraction....the beach. Keep a big beautiful beach, encourage developments that go beyond tourist season, and advertise.
I live in Essex County and there's nothing worse then driving along the river and lakes, only to have the beautiful views blocked by a millionaires house. Then only to have them complain and ask for government help because they have to spend thousands of dollars to fix their retaining wall, or electric bills are high because of the wind, or they get snowed in or docks damaged from ice.
