Subject: Concerns Regarding the Jamesville MZO Proposal
To Whom It May Concern,
As a resident of downtown Hamilton, I fully recognize the pressing need for affordable housing across the city. However, I must respectfully express strong opposition to the proposed Ministerial Zoning Order (MZO) for the Jamesville redevelopment project.
While the intent to address homelessness and housing shortages is commendable, the proposed scale and density of this development raise serious concerns for local residents. Our streets are already experiencing significant overcrowding, with limited parking availability, heavy traffic congestion, and increasing strain on local infrastructure. Introducing several high-rise buildings and over 600 new units in this already dense area will only worsen these issues.
More troubling is the potential impact on safety and security. We have already seen a noticeable rise in vandalism, property damage, and thefts from vehicles in our neighbourhood. Increasing the population density without corresponding investment in policing, mental health supports, and community resources may contribute to further instability and insecurity for residents.
Furthermore, this location—adjacent to active CN rail operations—is not ideal for high-density residential use due to noise, vibrations, and air quality concerns. There are other parts of Hamilton, particularly on the mountain, that offer more open space and are better suited to large-scale redevelopment without creating such extreme pressure on existing downtown communities.
I urge the Ministry to consider alternative solutions that balance the urgent need for housing with thoughtful urban planning and the well-being of existing residents. We support affordable housing—but not at the cost of livability, safety, and sustainability in our neighbourhood.
