I am all for intensification along transit routes and in areas where services already exist and can be expanded as needed. Existing built architecture needs to be respected, preserved and complemented by any new builds. No more sprawl. Nodes and corridors approach necessarily leads to increased driving. Closer nodes, shorter corridors. Walkable corridors. Minimal increase to boundaries and any expansion must include not only green space but provision for full service grocers within the area and sufficient capacity in hospitals and schools at minimum. We need more opportunity for citizen involvement. For example some use changes have huge impact on surrounding areas yet because of no zoning change requirement, residents have no say. Apply critical thinking and an holistic lens to planning, zoning and allowed uses. Consider the surrounding area, not only the parcel in question.
