Intensification must fully cover both its costs and impacts to the existing community investors (the largest are the average citizen) that suffer the impacts. Intensification must tangibly make life for all people better in some way. This legislation is a massive step backwards and will ultimately lead to public discontent with intensification. Bill 108 will hurt Ontario and its economy and only help line the pockets of some development companies. The places to grow policy mandates must be balanced with safe guards that protect municipalities right to determine how to plan to meet their targets. The OMB is a tool for undermining local democracy. Simply require municipal councils to meet their targets and leave big government out of local government.
