We (Barr Homes, located in Kingston, Ontario) are a small residential home builder and developer in Kingston Ontario. This would create a massive hardship on cash flow for our company especially if the fees from a Municipality were to be collected up front as part of a draft plan or subdivision agreement before ever building and closing on a home and seeing cash flow come back from the sale of such homes. On top of this based on our market in Kingston and front footage prices using the 10 to 15% factor of community use land values etc. etc. This could result in upwards of $14,000 per home (using a 40FT Lot). I thought we as a Community, Province and Country were trying to promote affordable Housing and Living and this is not affordable. Most of the Countries children in the future are already going to have a hard time purchasing a first time home, and this is just another unwarranted added cost to that factor of affordability. We are slowly pushing first time home buyers right out of the market.
