It's estimated this proposal will reduce fees paid by developers in the North York City Centre by roughly 20%. That revenue is critically needed to fund the significant infrastructure deficit that exists today following decades of "strategic intensification" called for in the 2006 Growth Plan. Developers have not paid their fair share to build the infrastructure needed to realize the laudable social, environmental and economic goals envisioned in the growth plan to date and the province has proven willing to pay for the infrastructure through other means. Density without infrastructure is a mess. This proposal has attractive features for developers but the significant decrease in infrastructure funding will only make a bad situation worse for the communities impacted by their developments.
Similar objections to this proposal have been made by our neighbourhood residents association and by an association of residents groups in North Toronto.
