Discussion Questions
Question 1:
- NIMBYism
- Joint and Several Liability prevents municipalities from sharing approvals for construction across jurisdictions.
Question 2
- Consistent requirements for construction regardless of the age of the dwelling would benefit the process for converting existing homes into multiple units.
Question 4:
- Removal or remodeling of rent control and demolition control. These two regulatory controls are a deterrent for the development industry to invest in new rental housing projects. At the end of the day, the development industry is a for-profit industry and the proformas are better on condos than they are on rentals. The inability to raise rents in response to inflation and the long term (permanent commitment) to maintaining the rental units fight against the desire to increase the rental housing stock.
