Although in principle I support the general concepts, I am very concerned about the over writing of existing zoning by-laws. I think that zoning by-laws need to be adapted at a fine grain level to create these types of projects where they make the most sense without destroying existing neighbourhoods. I am particularly concerned about protecting heritage assets. There seems to be more emphasis on new build rather than adaptive reuse.
These are complex zoning issues that need to be evaluated by cities and towns, even neighbourhoods. Not every area has the facilities to support intensification. Let's not repeat the mistakes of 60s and 70s planning, look what happened with the original Regent Park.
