RE: Regional Municipality of Peel Official Plan – Request of Zoning Conversion of Bolton Proposed Mixed Use Lands
Dear Ms. Le,
I hope this letter finds you well. 12599 Hwy 50 Ltd., part of the Verdi Alliance Group of Companies, are the owners of the lands at 12563 – 12599 Highway 50 and 2 Industrial Road in the Town of Caledon (the ‘subject lands’).
The subject lands are 3.61 hectares in size and are currently the subject of applications for Official Plan Amendment and Zoning By-law Amendment which purpose the development of the site with a multi-phase, mixed-use development consisting of five apartment buildings, which range in height from 23 to 29 streets and propose a total of 2,238 residential dwelling, with 3,179 square meters of ground-level commercial floor area.
Schedules “A1” and “A2” of the draft Caledon Official Plan identify that the subject lands are within the ‘Urban Area’ of Bolton and are located along an ‘Urban Corridor’. Schedule ‘A4’ of the draft Caledon Official Plan identifies the subject lands as falling within the Bolton Secondary Plan. However, the details and policies of this Secondary Plan have not yet been made available to the public. Presently, the subject lands are zoned as Highway Commercial.
Pursuant to the present zoning by-law amendment applications that have been submitted and are under review by the Town of Caledon, we are requesting a conversion from the present zoning to a mixed-use zoning, in line with the spirit and intent of the forthcoming Town of Caledon Official Plan.
In terms of servicing to support the proposed development, as the development will be taking place in a multi-phased approach, the Region of Peel has stated that there is adequate water servicing to support the entire development, and adequate sanitary servicing to support the construction of the first 500+ units contained in the Phase 1 (Building 1). The remaining phases will be serviced through existing services located along Albion Vaughan Line, with servicing upgrades required to connect the subject lands to these services through the form of a 250mm sanitary sewer constructed along Industrial Road to tie into the sanitary sewer trunk line along Albion Vaughan Line. The details of the required servicing upgrades are demonstrated in the servicing memo by Crozier Engineering, which will be attached as an addendum to this letter.
In summary, the proposed development outlines an opportunity to provide much needed housing options within the fastest growing municipality in the Region of Peel.
