This comment is to request a revision of proposed changes to The City of Toronto and Plannng Acts:
- Rental replacement policy - removal of this policy will lead to displacement of tenants at a faster rate than what is happening now in the practice of "renovictions";
- Toronto Green Standard Policy - the amendments remove this policy when it is needed more than ever before due to the Climate Crisis;
- Changes to the Planning Act will allow the provincial government to impose sprawl development on municipalities that choose smart growth (Hamilton, Halton, Waterloo);
- Eliminates coordinated regional planning in the Golden Horseshoe which prevents "patchwork" or "leapfrog" sprawl - an egregious waste of construction resources and infrastructure;
- In lower-tier municipalities without planning resources, there will be pressure to expand onto vital farmland and habitat or into places where service can never be effectively delivered.
