I strongly disagree with the reduction in any development charges. The costs to develop green fields
would be pushed on to the municipal government, and then to the property taxes. I do not want my taxes to be increased for the development of green fields, when building new homes could easily take place in the existing urban boundaries and many areas within the urban boundary already have infrastructure in place. Expanding urban boundaries means more snowplowing, sidewalk clearing more road maintenance, which will also increase property taxes. Public transit is less available, so many folks and their kids won't be able to afford to buy these new houses. Those that can will have more cars, producing carbon emissions for folks to drive further to work.
