Requesting modification to the adopted Official Plan to redesignate certain lands within the delineated built-up area as Neighbourhood to permit their intensification through residential development. This would include a revision to the St. George Site Specific Policy Area - STG1: The Oaks of St. George applicable to 269 German School Road. The lands have been located within the delineated built-up area of the County for many years, The policies of the Growth Plan require that development should be focused, wherever possible, within the delineated built-up area. By designating the lands as Neighbourhood, it would permit residential intensification, assisting the County in meeting its intensification targets. (Under the adopted municipal comprehensive review and adopted Official Plan Amendment, only 5% of future growth in the St. George community is planned for the delineated built-up area - the proposed modification would significantly improve upon that number). The proposed modification would assist the County in achieving its housing targets, and in delivering a form of housing that meets the demonstrated market demand. The requested modification will result in the delivery of new homes for 306 families.
In addition, a modification is requested to the road mapping to remove a proposed urban residential road connection into the site from the employment lands to the north. This proposed connection would result in significant infiltration of vehicular traffic into the new residential neighbourhood. The road connection is not required for the neighbourhood to develop, and the proposed road connection should be removed.
