Requesting modification to the Brant County Official Plan to redesignate certain lands along King Edward Street in the Paris Urban Area, from "Neighbourhood" to "Community Corridor". The requested modification also includes a requested redesignation of lands at the south end of the site to "Natural Heritage System".
The requested modifications reflect a settlement arrive at between the County and the owners respecting zoning and subdivision appeals for the site. (The settlement was agreed after the County adopted the new Official Plan
The modification request to Community Corridor relates to lands on the King Edward Street proximate portion of the site, and is intended to facilitate a range of housing types including townhomes, an apartment building and a retirement residence. Modification is required as such higher density uses are not permitted under the adopted Neighbourhood designation, but are contemplated by the requested Community Corridor designation. King Edward Street is the major east-west corridor in Paris, and as such, the redesignation is appropriate. The redesignation will help advance important provincial objectives regarding a range and mix of housing, intensification and development in a more compact urban form, and the overall priority on the delivery of housing. The proposal includes an apartment building of 124 homes, and a 60 unit retirement residence. As such, this requested modification will result in a meaningful increase in the supply of housing.
