Concerning permissions for three residential units per lot, please ensure that the regulatory changes limit municipalities to permit the required parking be "no more than one space per unit". Currently, where additional units are proposed on a single lot, some municipalities are imposing required parking to be at least one space per unit, in some cased two for a primary unit, plus additional spaces for visitor parking on the same lot. Such a restriction effectively limits the provision to only allowing one additional unit on a lot, where three could be provided.

We currently have a client that proposes a unique residential building design within a residential subdivision in Brock Township where the parking does not allow for a third (i.e. basement) unit based on the municipality's current parking requirements. At the same time, the City of Barrie's zoning would allow such a building design as-of-right.

For consistency across the Province, it would be very beneficial if the three-unit per lot policy was on a level playing field concerning parking provisions.
