This proposal is not urgent and the use of the MZO process is abusive as it is a direct attempt to circumvent public input and proper planning, transportation and zoning studies. The reasons for this urgency should be carefully considered. Moreover, this type of planned development is inconsistent with the values of a low density suburban community. Currently, public transit, existing transportation routes, and infrastructure are insufficient to support the extraordinary load increase on the existing community which would result from these proposed developments. The community is currently overtaxed and underserviced (local city parks have been left unmown and unserviced for months). These developments are intended to serve their stakeholders which are all for profit entities whose principals do not live in the local communities and do not appreciate the objective of preserving and enhancing the quality of life for its inhabitants. There are many other existing locations in the community that have already been earmarked for residential development and whose services and amenities are sufficient to support this development (eg. hwy 7 corridor, Jane corridor from hwy 7 to major mackenzie etc. The proposal to develop high rise apartment buildings in an established low density suburban neighbourhood is both unnecessary and will severely negatively impact the quality of life of the local residents, their property values and their attachment to the community.
