While I recognize the need for additional housing, the proposed amendments are excessive and inappropriate:
Floor Space Index (FSI) - The proposal by the Province will override all FSI zoning requirements in zoning bylaws if the property will have a basement suite, secondary suite or Garden Suite on the property. With no limit to the building sizes on lots, the tree canopy will be reduced or destroyed, neighbouring homes will have no privacy.
Building Distance Separation - Proposal by the Province will restrict building distance separation requirements associated with any building containing a ARU to a maximum of 4 metres. i.e. a Garden Suite can be no more than 4 metres away from the main wall of the house. OPPOSE
Maximum lot coverage which would allow at least 45% lot coverage for all buildings and structures on properties with basement suites, secondary units or Garden Suites again will impact the tree canopy. Heat issues in summer will worsen with climate change as trees are a critical mitigating factor. The esthetic nature of neighbourhoods will also be destroyed as plants and trees are replaced with pavement.
It is critical to maintain a minimum lot size, particularly in neighbourhoods with existing homes. e alreay have many lots in our neighbourhood that are (barely) 25 ft wide. While I feel that is already too small, any further change should not be considered. It is unfair to existing residents and is a plan meant to benefit only the developers.
