- Areas of Influence too large. Will create significant barriers to enlargement or establishment of new facilities. Will create significant barriers to construction of much needed new housing. Will create significant and costly burdens to homeowners seeking simple planning approvals for backyard decks, or small home additions.
- Minimum Separation Distances proposed are too large, and will make it difficult to establish new industrial facilities or to enlarge them. Will sterilize enormous amounts of land from potential for residential development.
- No information is provided to justify proposed new Areas of Influence and Minimum Separation Distances.
- Proposed guideline is in conflict with provincial land use planning policies requiring significant intensification, including in Major Transit Station Areas.
- Proposed guideline runs directly opposite to general policy direction on land use compatibility, of finding ways to increasingly accommodate a mix of uses in close proximity in urban areas.
