Application 54-C-244188 was approved on January 21, 2025, with conditions. This approval permits a lot addition of approximately 0.19 hectares to resolve an encroachment issue and creates an access easement of approximately 31m x 22.6m for the benefitting lot in the Unincorporated Township of Grenfell, District of Timiskaming.
The proposed retained lot will cover an area of 10.60 hectares, with a frontage of 503 meters with a depth of 109 metres, and contains a house, a well and a septic system. The benefitting lot will cover an area of 21 hectares and contain three residential dwellings and related wells and septic systems.
No new development or construction has been proposed as a result of this application.
The application was reviewed for consistency with the environmental policies of the Provincial Planning Statement (e.g. natural heritage, water quality protection). No public comments were received or concerns identified. The decision to approve the consent is consistent with the Provincial Planning Statement and will not have a significant impact on the environment.
The approval can be appealed by a specified person or public body, as defined in s. 1(1) of the Planning Act, using the procedure outlined below. Notice to appeal the decision to the Ontario Land Tribunal must be filed with the Minister of Municipal Affairs and Housing on or before February 10, 2025.
The applicant has two (2) years to satisfy conditions, otherwise the approval will lapse.

You can appeal all or part of this instrument to the appeal to the Ontario Land Tribunal (OLT) by submitting a notice of appeal to the Minister of Municipal Affairs and Housing. You have 20 days to begin the appeal process.

Application 54-C-244188 proposes to transfer approximately 0.19 hectares of land from PIN 61229-0307 to PIN 61229-0298 to address an encroachment of a house straddling the property line as well as an access easement between two properties in the Unincorporated Township of Grenfell, District of Timiskaming.
The owner of the house believed they owned the lands proposed lot to be transferred in the lot addition. The house was built in the 1980s. A second component of this application is a proposed easement in favour of PIN 61229-0298. The proposed access easement would be approximately 31 metres deep with 22.6 metres of frontage on Kenogami Lane, with an area of 0.07 hectares.
The benefitting lot will cover approximately 21.1 hectares, while the proposed retained lot will be approximately 10 hectares, with frontage on Highway 11 as well as Kenogami Lane. The retained lands contain one house and associated buildings and services.
No new development has been proposed as a result of this application.
The application will be reviewed for consistency with the environmental policies of the Provincial Policy Statement (e.g., natural heritage, water quality protection). Public comments received or concerns identified will be considered in the review to determine whether the application is consistent with the Provincial Policy Statement and whether it would have any significant impact on the environment.
