Description of Instrument

Proposed Official Plan Amendment No. 5 to the Paipoonge Offical Plan would amend:

  • Schedule "A" (Land Use Map)
  • Section 2.1.8. c) x) Number of Consents
  • Section 2.3.5. c) i) Consent Granting (severances)- Rural Residential.

These in combination would redesignate a portion of the subject property from "Industrial" to "Rural" and permit the creation of 4 residential lots along the 25th Side Road as well as a residual portion to be maintained as Open Space between the newly created Rural residential lands and the industrial lands to the west.

Proposed Official Plan Amendment No. 5 would also amend Section 2.6.4 Industrial - Policies by the addition of new text at the end of the Section to apply to only that portion of the subject lands remaining in the Industrial land use designation. The new text would:

  • Permit the existing piped water service to these Industrial lands to be continued and expanded. However, in situations where piped water is not provided, water usage would be limited in the Zoning By-law to 10,000 litres per day with exceptions for industrial process water uses not processed through the domestic on-site septic sewage systems.
  • Permit the Zoning By-law to be amended to include professional offices, related to the construction industry, as a permitted use.

Proposed Official Plan Amendment No. 5 was adopted by the Council of the Municipality of Oliver Paipoonge on October 14, 2009.
