Bulletin summary

On August 12, 2020, the Minister of Municipal Affairs and Housing filed a Zoning Order with the Registrar of Regulations as Ontario Regulation (O.Reg.) 447/20 to facilitate the development of housing. The Zoning Order supports the government’s initiative to enable long-term care development on government-owned lands.

Why consultation isn't required

Part II of the Environmental Bill of Rights Act, 1993 does not apply to a proposal to make a Zoning Order under subsection 47(1) of the Planning Act, or to amend or revoke a Zoning Order under subsection 47(8) of the Planning Act.

Bulletin details

A Zoning Order, made pursuant to clause 47(1)(a) of the Planning Act, regulates the use of land and the erection, location and use of any building or structure on the land.

O.Reg. 447/20 facilitates the development of a range of residential uses including single family dwellings, semi-detached dwellings, townhouse dwellings and multiple dwellings (apartments). The Zoning Order expands the current permitted uses on the site.

The area covered by O.Reg. 447/20 is approximately 8.9 hectares of land, and forms part of a larger property owned by the Province of Ontario, located in the City of Hamilton.
