The application for consent was draft approved on October 31, 2025 subject to conditions.
The application was reviewed for consistency with the environmental policies of the Provincial Planning Statement. No public comments were received.
No specific concerns related to fish or wildlife habitat, species at risk, protected areas or public health and safety were identified in relation to this application. Given the small-scale of development and mitigation measures there will be no negative impacts to greenspace, natural heritage and water quality and quantity, nor public health and safety.
Conditions include: a consent agreement and acknowledgement signed by the transferor and transferees if the transaction is between family members, that they have read the standard information provided, including information relating to wells, sewage disposal facilities, waste disposal facilities, wildlife, sound levels, highway entrance permits, MTO Building and Land Use Permits, and MDS requirements.
The applicant has two years to satisfy conditions of draft approval, otherwise approval will lapse. The approval can be appealed using the procedure outlined below. Notice to appeal the decision to the Ontario Land Tribunal must be filed with the Minister of Municipal Affairs and Housing on or before November 20, 2025.

Proposal details
The purpose of this application is to create 1 lot through a consent in the Unincorporated Township of Miscampbell.
The severed lot has an approximate frontage of 112.59 metres, depth of 91.46 metres, and area of 1 hectare. It includes a residence and garage (1985). A well and septic is used for servicing. The retained lot has an approximate frontage of 1104.23 metres, depth of 805.71 metres, and area of 63.67 hectares. It includes a shop (2003), and sheds (1990-2000). It is serviced by a well, private services proposed. No new structures are proposed. Other services include municipal dump, Hydro One and First Student busing.
The subject lands are accessed by McFee Road and Highway 611; Unincorporated Township of Miscampbell, District of Rainy River, approximately 7 kilometres northwest of the municipal boundary of the Town of Fort Frances. McFee Road is maintained by the Miscampbell Local Roads Board, while Highway 611 is maintained by MTO.
