- Addition of the 2 residential buildings will increase significantly the environmental load beyond what the site was initially planned for.

This proposal is a major change from the master plan submitted in 2023 to Markham City (Markham City File No. SPC 22 115049, DSC meeting Feb 28, 2023). Phase 1 approval was based on the submitted information together with the developer's master plan.

After careful study, we found that Mon Sheong has substantially increase the density in their Phase 2 which is a lot, more than 2 times than their Master Plan when they submitted to the city of Markham when they got the approval for their Phase 1.
