Decision details

The application for consent, 58-C-244616 is draft approved subject to conditions. The applicants have two years to satisfy standard conditions of draft approval, otherwise approval will lapse. The approval can be appealed using the procedure outlined below. Notice to appeal the decision to the Ontario Land Tribunal must be filed with the Minister of Municipal Affairs and Housing on or before August 28, 2025.

 

1. That the application to consolidate the parcels be prepared and an undertaking from the person registering the documents shall be required agreeing to register the consolidations once the land transfers have been registered.

2. That prior to final approval, the Ministry is to be provided a letter from the Thunder Bay District Health Unit which states that each lot can accommodate a sewage system or that existing systems meets their requirements.

Proposal details

The purpose of this formal application is for a lot addition to add approximately 12.5 metres of frontage, 18.35 metres of depth, and 0.012 hectares in size from PIN 62327-0317 to PIN 62327-0567 & 62327-0563. There is an existing and dock with no proposed development.

The retained lot (PIN 62327-0317) is approximately 0.86 hectares in size. Water servicing from the lake is located at the sauna building and services the lot benefitting from the lot addition. A new water servicing system will be installed for the retained lot. There is an existing cottage and shed built in 1988 with no further development proposed.

Each cottage has individual sewage servicing which is not impacted by this proposed lot addition and each lot is used for resource-based recreational use. The subject lands have lake frontage on Island Lake.

The effect of this application is to add an existing sauna building and dock to the adjacent property owned by a family member.
