Proposal details
This application is one of two lot addition applications from the same owner to the same benefiting lot. The other application is 52-C-268766, ERO 026-0556. The two retained properties under the same ownership have an unopened Crown road allowance between them, necessitating two consent applications.
The applications propose two lot additions to a property at 150 Devon Road (PIN 73097-0007; 0.51 hectares) from two adjacent vacant properties to allow for better road frontage and legal road access for the benefiting lot. The current access for PIN 73097-0007 (the benefitting lot) is over PIN 73097-0085 because Devon Road deviates off the road allowance and traverses the owner’s private property.
The proposed severance from PIN 73097-0084 has a depth of 40 metres and a width of 32 metres. The proposed severance from PIN 73097-0085 has a depth of approximately 50 metres (variable) and a frontage of 125 metres on Devon Road, which is maintained year-round by the Devon Landing Local Roads Board. The proposed severed lands from PIN 73097-0084 and 73097-0085, are 0.1 and 0.49 hectares, respectively, adding up to 0.69 hectares to be transferred to the benefiting lot, which would have a total lot area of 1.11 hectares. An area of 2.28 hectares is proposed to be retained for PIN 73097-0084 and 1.43 hectares for PIN 73097-0085.
The subject lands are abutted to the north and west by Crown land, to the south by Devon Road, and to the east by private lands used for residential use. Between the subject lands and the shoreline of Borden Lake are Devon Road, residential lots, vacant lots, and a lumber yard / commercial home-building business.
New residential buildings and structures are likely to replace the old dwellings and outbuildings on the benefiting lot after the owner of the benefiting lot sells it to a third party.
